March 12, 2026Litigation law firm WYN Legal has successfully secured possession of a residential property for a longstanding landlord client following swift possession proceedings in the County Court.
The matter was handled by the firm’s property team led by Binal Shah and supported by Bhavdeep Kaur. Before issuing proceedings, the team undertook a detailed review of the tenancy documentation to ensure full compliance with the statutory framework governing residential tenancies.
This included a careful audit of the key documents and service dates, including the Gas Safety Certificate, Energy Performance Certificate (EPC), the “How to Rent” guide, tenancy deposit protection documentation and licensing requirements.
Following the court hearing, the Court granted a possession order in favour of the landlord. The matter then proceeded to the appointment of a County Court bailiff, resulting in successful recovery of the property for the client.
The case comes at a significant time for residential landlords as reforms to the private rental sector continue to progress through Parliament. Key provisions of the proposed Renters’ Rights Act Reforms , including the abolition of Section 21 “no fault” eviction notices, are expected to come into force on 1 May 2026.
